They mean different things. Will implies sureness . Would implies a doubt, with the possibility that the speaker could be wrong.

I think there is no hard rule here but I would put the words you marked bold in quotation marks to make the sentence easier to read. Let’s see what @Alan and @Andrea think.
I would recommend you either leave the words in bold or use single inverted commas. To use both would be over egging it.
