1- Do we need a comma after “living room”?

Like this: a humongous living room, kitchen area.

2- Is “humongous” an adjective for “living room and kitchen area”?

I would write it this way:
“A:It’s a big house, three bedrooms, and a humongous living room/kitchen area.”

The humongous area contains both the kitchen and the living room with no walls in between. It probably also contains a dining area, so he could have said “living room/dining room/kitchen area”. It’s sometimes called a great room, or an open plan. They are very popular.

“Humongous” (a wonderful word to say) modifies “area”, as does "living room/kitchen”.

I would say: “…without a wall in between.” In my opinion, you only need one wall to separate the kitchen from the living room, or none at all. However, you may need more than one wall to do that, but I don’t.
