I think “nor” is the correct word to use here.

He is neither coordinated nor skillful.

I prefer the second sentence with ‘or’ . Otherwise you run into a double negative after ‘doesn’t have’. A way round is to repeat the verb in a positive form - ‘nor does it have’. Alternatively - doesn’t have either sufficient classrooms or a gym …
